How well has the Davis market performed in the 1st half of this year?
During the first 2 quarters of 2007, the Davis real estate market has been one of the brighter spots for home sales in the Greater Sacramento Area. Although Sacramento, Woodland, and Esparto were experiencing a sharp decline in volume of sales, and were also having to cope with the effects of a rapidly increasing number of foreclosures, the Davis market was posting much better statistics. Here, sale activity was up, and well priced homes were still drawing multiple offers.
The total number of MLS home sales in Davis (Zip codes 95616 & 95618) during the first six months of 2007 was up 16% over the same period last year. In the first half of 2006 a total of 256 homes (including condos and halfplexes) were sold in Davis, compared to a total of 297 homes sold as of June 30th of this year. (This is in sharp contrast to Woodland's 26% drop in total sales and Esparto's 60% drop in sales.) The Median price for homes sold during the first half of 2007 was $525,000, compared to $566,000 for the same period last year. This reflects a decline in the median price of 7%.
CURRENT LISTINGS - (As of Friday, July 27th, 5:00 P.M.) There are a total of 135 single family homes listed on MLS in Davis (ranging in price from a low of $324,900 to a high of $2,889,000); 21 halfplexes (ranging in price from a low of $349,900 to a high of $465,000); and 32 condominiums (ranging in price from a low of $235,000 to a high of $739,000).
