Rent Until You Buy
Davis is a wonderful place to live. But right now may not be the most convenient time or the right time for you to buy a home. Many buyers are still evaluating this adjusting real estate market, and are just not ready to commit. New residents often need more time to discover and become familiar with Davis before deciding whether to buy.
Most rental homes in Davis are leased for 1 year periods commencing August 1st or September 1st. Unfortunately, many of the best prices on homes in Davis have historically been in Winter or Spring, not late Summer when most leases end. Also, many landlords in Davis require existing tenants to renew their leases by June 1st (3 months before they expire), obligating the tenant for yet another year. Hence, home buyers who lease are often faced with a costly and inconvenient dilemma when they close escrow on a new home before their lease ends. At times, they pass up buying opportunities because of their pre-existing lease commitments.
My "RENT UNTIL YOU BUY" option allows you to avoid this situation. This option is available for most of my homes, and must be included as a specific written provision of your lease. Under this option, because I am both a realtor and a landlord, I am able to allow my tenants the option of terminating their lease early if they use me as their real estate agent when buying a home in Davis. Under this option, your current lease ends whenever you close escrow on your new home, even if your current lease has many more months to run!!!
This "RENT UNTIL YOU BUY" option has been popular with many of my tenants, some of whom have rented for several years before buying. Regrettably, many of my rental homes that were available for the 2009-2010 season have now been leased, and many of my existing tenants chose to renew their leases.
